There is a "TWO NIGHT" minimum stay.
Certain properties will allow last minute ONE night stays in the off season (after Labor Day, and before Memorial Day). Last minute is within 7 days of arrival.
Sorry, NO PETS allowed in any property!
All properties are NON-SMOKING! If this is an issue for you, we request that you find alternate accomodations.
We DO NOT offer full time/long term rentals.

****BEFORE YOU RENT A PROPERTY WITH US, PLEASE READ ALL INFORMATION BELOW****

****Our rentals are geared to families and mature adults only. No college groups, bachelor parties etc...Foul language and behavior will not be tolerated, and will be grounds for eviction without refund!

****Responsible Party- By renting a property, you are responsible for the property and it's contents. If a property is left damaged, smoked in, has items missing, or is left excessively dirty, you will be charged additional fees! Please be respectful of the property, and of those around you.

WiFi - is offered in "select units" only (please inquire before you rent a unit). Most of the private homes offer WiFi inside the home.

Boat Slips - Properties that have boat slips are included in price of unit) (Must reserve these in advance).

Select units offer jetted tubs, fireplaces, hot tubs, washer/dryers, WiFi, DVD players, and dishwashers.

All private homes - all offer full kitchens, and some have laundry rooms with washer/dryers.

Things To Bring: Beach towels & shampoo. Some properties have hair dryers, and iron and ironing boards. Please inquire.

We supply: Toilet paper, paper towels, bar soap, hand soap, dish soap, trash bags, bath linens.

Check in time: 3:00pm
Check out time: 10:30 am sharp!
You must be at least 25 years of age to rent a unit at Big Bear.
You must be at least 30 years of age to rent a private home and certain other condos.
There is a two night minimum stay in all properties.
Each property has a maximum occupancy. This is strictly enforced.

Payment: We accept Master Card, Visa, Discover, and personal checks. We do not accept American Express. Personal checks are only accepted 30 days prior to reservation date. No personal checks at check in! Balances are due in full the day of CHECK IN.

Deposit: of 50% is required to confirm.

A valid "credit card" is required to be on file, regardless of how you pay.

Cleaning Fee: All properties have a cleaning fee. The fee is different depending on the property you rent. This is a one time fee per stay. This fee is listed on each properties listing page under "Our Vacation Rentals".

Cancellation Policy: PLEASE READ: When we reserve a unit for you, we take that unit off the market for everyone else to rent. A deposit is your guarantee that you will receive the unit requested on the dates requested, and our guarantee that you will pay for the unit requested.

If cancellation is within 30 DAYS prior to your arrival date, your deposit is NON-REFUNDABLE.
If you cancel within one week of your arrival date, you will be responsible for the entire rental amount.
Cancellations prior to 30 days of arrival date will receive a full refund, less a $25.00 service charge.
There are no refunds for late check in's, or early departures. No exceptions!!

Keys: Lost keys are subject to a $25.00 fee.

*****Maintenance - We make every effort to keep our homes and condos well maintained. Please check your unit upon arrival and if anything is in need of repair, please call our office immediately. Please remember, we are not a hotel, and do not offer 24 hour maintenance staff. However, should the property have a mechanical failure, we will make every effort to rectify the situation as quickly as possible. Due to unforseen circumstances, we cannot be held liable for any mechanical failure during your stay. If such occurs, upon notification we will contact the appropriate service person to schedule repairs. You will then have two choices: 1) Stay at the unit and await maintenance. 2) Move to another comparable unit, depending on availibility. WE DO NOT GIVE REFUNDS FOR MECHANICAL FAILURES, unless the issue cannot be fixed, and there are no other units available to move to.

Linens - PLEASE NOTE: There is NO daily linen exchange or maid service at any property. At Big Bear Resort - there is a coin laundry room available. Some units at Big Bear do offer washer/dryers (please inquire). We do provide each unit with an ample supply of linens for the length of your stay. Private homes and most other condos also have ample supply of linens, and many offer washer and dryers.
